Authorization: The inspection is a visual examination of the readily accessible systems and components included in the Standards of Practice. The inspection is performed in accordance with the Standards of Practice as required by Arkansas Law. Inspection of the property identified herein is subject to the Limitations and Conditions set out in this Agreement and in the Standards of Practice. The Inspection Report provided to you is the Home Inspector’s opinion of the condition of systems and components as they exist at the time and date given above. The Report is for the exclusive use and benefit of the Client and no use of the information by any other party is intended. The Report is protected by U.S. Copyright Law and is not to be copied, or transferred to, any other person or entity without prior written permission of Home Inspection Plus. By signing below Client represents and warrants that Client has secured all approvals necessary for the Inspector to conduct the inspection of the property; and, authorizes the Home Inspector to conduct the inspection for the above fee.
Limitations and Conditions: The inspection only includes those systems and components expressly and specifically identified in the Inspection Report. “The inspector is NOT required to:” sections and the Limitations and Exclusions in the Standards of Practice are incorporated herein by reference. Any area which is not exposed to view, is concealed, or is not readily accessible (e.g., covered by soil, insulation, finished surfaces, or obstructed by furnishings, vegetation, vehicles, etc.) will not be inspected. The inspection does not include cosmetic issues, buried items, mining conditions, flood plains, geological conditions, rights-of-way, environmental hazards, toxic materials, air quality, compliance with codes or zoning ordinances, wood destroying insects, or recalls.
The purpose of the home inspection is to evaluate the general condition of the property by observing whether or not the accessible systems and components are performing their intended functions, if maintenance may be needed, and/or if experts may be required to conduct a further evaluation. The decision to follow the recommendations in the Inspection Report remains solely with the Client. Only the Client can decide what will be repaired, what will be replaced, or whether an area expert will be hired to perform a further evaluation.
Client understands the Inspection or the Inspection Report do not constitute a/an: 1) guarantee, 2) warranty of merchantability or fitness for a particular purpose, 3) express or implied warranty, or 4) insurance policy.
Home Inspection Plus will perform the inspection only if the Client signs this Authorization and Agreement. This Agreement represents the entire agreement between the parties. Before signing below you are encouraged to read this document and the Standards of Practice carefully, to ask us questions, and/or to consult your own legal counsel. I(we) have read, I(we) understand, and I(we) accept the above Authorization and Limitations and Conditions, and indicate same by signing below.

Inspection of this property is subject to the Authorization and Limitations and Conditions set out in this Agreement. Client agrees that any claim will be made in writing and delivered to the Company within ten (10) days of discovery in accordance with the statute of limitations specified in the Arkansas Law. Client further agrees to allow the Company the opportunity to re-inspect the property, with the exception of emergency conditions, before Client or Client’s agents, replace, alter or modify the claimed discrepancy. Client understands and agrees that any failure to notify the Company as stated above shall constitute a waiver of any and all claims Client may have against the Inspector and/or the Company. Any legal action must be brought in accordance with the statute of limitations as specified in the Arkansas Law. Failure to bring said action is a full and complete waiver of any rights, actions or causes of actions that may have arisen there from. Time is expressly of the essence herein. The liability of the Home Inspector and the home inspection company arising out of this Inspection and Report, for any cause of action whatsoever, whether in contract or in negligence, is limited to a refund of the fees that you have been charged for this inspection, or $500.00 whichever is greater.
